RepRoom is the practice room: lifelike characters you talk to out loud, and a coach who scores you and tells you what to say next time. We're starting with real estate — 1.4 million licensed professionals whose income depends on a handful of conversations nobody trained them for — and expanding to every profession where the conversation is the job.
U.S. Realtors (NAR, June 2026)1
Median income, agents ≤2 yrs experience1
Raised by AI-roleplay peers in one quarter of 20252
Win-rate lift after 6 weeks of voice roleplay3
Real estate is a conversation business with no practice culture. The August 2024 settlement changed the highest-stakes conversation an agent has — the buyer consultation, where they now have to justify a signed agreement and a fee — and the profession responded with webinars. Agents with two years' experience or less earned a median of $8,000 in 20251. Brokerages recruit constantly and train rarely, because a team lead cannot roleplay with twelve agents a week.
Seven lifelike characters — a skeptical first-time buyer, a seller with a fantasy price, a sales director with a 1% quote, an expired-listing owner on her twelfth call — each with a life, hidden motivations, and objections they raise in the order a real person would. The agent talks to them out loud for five to eight minutes. Then Coach reads the transcript, scores five dimensions that predict getting paid, quotes the turning point, and gives the exact line to use next time. Three difficulty levels. Progress over time. A manager scoreboard for offices.
Built on ElevenLabs Agents for sub-second, interruptible voice, with a frontier LLM behind every character. The scenario engine is vertical-agnostic: a new pack is content, not code.
Three things converged in the last eighteen months. Voice AI crossed the realism threshold — characters that interrupt, hesitate, and sigh. The category was validated by capital: Hyperbound ($15M), Second Nature ($22M) and Yoodli ($40M) raised in one quarter of 20252, and Udemy's creators published 3,100 AI roleplays in the first four weeks of the feature4. And the buyer side of real estate acquired a new, mandatory, high-stakes conversation overnight. Nobody built the practice room for it.
1.44 million Realtors; 21% work in teams that average 32 transactions a year and buy tools for the whole team1. Agents already pay $749–$1,299 a month for coaching that is two calls a month5, and $300–$3,000 a month for lead generation. Adjacent, same engine: land brokers (our existing Landverse AI community), commercial brokers, front-desk and hospitality staff, law-firm intake, insurance, and behavioral-health technicians — 260,000 RBTs with 65–100% annual turnover and a 2026 credentialing reset that rewards structured practice6.
Self-serve Solo at $49/mo ($449/yr); Team at $299/mo; Office at $799/mo with a manager dashboard and custom scenarios; Brokerage/Franchise and white-label by contract. Distribution through brokerages, associations and coaching companies who co-brand packs for their members.
Voice costs about $0.08 per minute at ElevenLabs list price7. A heavy Solo user practicing 50 minutes a month costs ~$4 in voice plus LLM tokens — better than 85% gross margin at $49. Our current voice capacity is funded through an ElevenLabs grant.
SalesGo sells real-estate roleplay at $49/mo self-serve8. Rehearsal licenses AI roleplay to organizations at $7,768/yr9. Enterprise sales-roleplay platforms cluster at $1,200–$1,600 per seat per year. We price per office so buyers don't count heads.
Founder-led, through networks we already have: a paying community of land brokers at landverseai.com, speaking relationships with RLI, CCIM and RE/MAX Commercial audiences, an active client base of South Florida brokerages, law firms and office operators, and Florida — the densest real estate and behavioral-health market in the country. First 90 days: three paid office pilots, a residential self-serve funnel, and the land-broker pack for our existing members. Twelve months: five verticals on one engine.
